Facility Maintenance

Facility Maintenance

Property managers, landlords, schools and public agencies need a contractor who shows up, fixes it right and documents the work. We handle punch lists, unit turnovers, preventive and on-call maintenance, and accessibility upgrades with one multi-trade crew and one point of contact.

What’s Included

Facility Maintenance, done right

  • Punch lists

Closing out open items on new construction, renovations and inspections: drywall, trim, doors, hardware, paint and more.

  • Unit turnovers & make-ready

Patch, paint, flooring, fixtures, cleaning and debris removal to get units rent-ready quickly.

  • Preventive maintenance

Scheduled inspections and upkeep of interiors, doors, hardware, finishes and exteriors before small issues grow.

  • On-call repairs

Responsive repair of damaged drywall, doors, locks, hardware, flooring, trim and fixtures.

  • Accessibility upgrades

Grab bars, lever hardware, threshold transitions and door adjustments that improve access.

  • Fixture & device replacement

Like-for-like replacement of worn fixtures, devices, hardware and accessories.

One crew, many trades

Most maintenance lists don’t fit neatly into one trade. A single turnover might need drywall patches, a door rehung, new flooring in the kitchen, grab bars in the bath, a full repaint and a final clean. We self-perform all of it, so you make one call, get one schedule and deal with one point of accountability.

Built for property managers and facilities

  • Multi-family and rental portfolios throughout the region
  • Commercial and office space repairs, repaints and tenant turnovers
  • Schools, municipal buildings and public facilities, with work scheduled around occupants
  • HOAs and community associations needing common-area upkeep

Accessibility upgrades

We install grab bars into solid blocking, replace knobs with lever hardware, lower or replace thresholds, adjust doors for easier operation and make other practical upgrades that improve access for residents, employees and visitors.

Mission-first reliability

We treat a work order like a mission: understand the objective, plan the job, execute it cleanly and report back when it’s complete. Contracting officers and primes can find our certifications, NAICS and PSC codes on the Government & Commercial page. Need a space emptied first? See clean-outs & hauling.

Our Process

A clear plan from first call to final walk-through

Four phases, the same every time, so you always know what happens next.

  1. Step 1: Assess

We walk the space with you, listen to what you want to achieve, take measurements and look for the issues that change a budget, like soft subfloors, water damage or out-of-plumb walls.

  2. Step 2: Plan

You get a clear written scope and estimate, a realistic schedule, and help choosing materials, so everyone agrees on the finished result before work starts.

  3. Step 3: Build

We protect your home or facility, work clean, self-perform the core trades and keep you updated as each phase is completed.

  4. Step 4: Close Out

We walk the finished work together, complete every punch-list item, haul away debris and hand over a space that is clean and ready to use.

FAQ

Facility Maintenance FAQs

Don’t see your question? Call or text (845) 800-1582, or send us a message, and we’ll answer it directly.

Do you work with property management companies?

Yes. We work with property managers, landlords and HOAs on turnovers, punch lists and ongoing maintenance, and we can set up a regular schedule or work order by work order.

Can you handle government and public facility work?

Yes. We’re an SBA VetCert SDVOSB, a NYS SDVOB and a NYS MBE, and our NAICS and PSC codes cover maintenance and repair of real property. See our Government & Commercial page for contracting details.

How fast can you turn over a unit?

It depends on the unit’s condition and the scope. We walk the unit, give you a written scope and schedule, and sequence the trades so painting, flooring and cleaning don’t hold each other up.

Do you provide documentation of completed work?

Yes. We can provide photos and a written summary of completed items for your records, and we close out every job with a punch list walk-through.
